Most planning applications require a location and site plan.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;Does my proposed work require planning permission?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Loft conversions only need planning permission if the additional roof space created exceeds 40 cubic metres for terraced houses and 50 cubic metres for detached and semi-detached houses.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;Roof extensions, apart from hip to gable ones, must be set back as far as is viable, at least 20cm, from the original eaves. This 20cm distance is measured along the roof plane. &amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;Single storey extensions don’t require planning permission if the planned extension doesn’t exceed 50% of the total area of land around the original house. However, extensions aren’t permitted if they’re forward of the principal elevation or side elevation of the house and fronting a highway.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;Also, the width of a side extension shouldn’t be greater than half the width of the original house, and a single storey should be a maximum height of four metres. A single storey rear extension mustn’t extend beyond the rear of the original house by more than three metres on an attached house or by four metres on a detached house.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;As with single storeys, a two-storey rear extension won’t require planning permission if it doesn’t exceed 50% of the total area of land around the original house. You should also ensure the maximum eaves and ridge height of the extension is no higher than the existing house.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;If your extension is within two metres of a boundary, the eaves height should be no higher than three metres. In addition, extensions of more than one storey shouldn’t extend beyond the rear wall of the original house by more than three metres or be within seven metres of any boundary opposite the rear wall of the house.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;How is planning permission decided?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Your planning application is reviewed in line with your local planning authority’s development plan, which considers:&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;•    Number, size, layout, siting and external appearance of buildings&amp;lt;br/&amp;gt;•    Infrastructure available such as roads and water supply, and proposed means of access&amp;lt;br/&amp;gt;•    Landscaping requirements&amp;lt;br/&amp;gt;•    Proposed use of the development&amp;lt;br/&amp;gt;•    Impact on the surrounding area&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;Minor planning applications are usually decided by a senior planning officer at the LPA, or the planning department may prepare a report for a planning committee made up of elected councillors.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;How long does it take?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Most planning applications are decided within eight weeks. If they’re large or complex, this could be extended to 13 weeks. If you don’t, it could be at risk of falling down. Visible cracks, loose render, eroded masonry and damp to walls below are all signs of deterioration.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;If your chimney is no longer in use, you could consider removing it altogether. Many chimneys are now redundant, and they may be more trouble than they’re worth if they let damp seep into your house.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;You may only need the chimney stack to be removed, which reduces the work and cost to just the loft and roof areas. 			<title>When is Planning Permission Required?</title>

			<description>&amp;lt;p&amp;gt;If you’re thinking about extending your property or adding on a conservatory, it may be easier than you think.  Planning permission is generally not required as long as you abide by certain regulations.&amp;lt;/p&amp;gt;<br />&amp;lt;h2&amp;gt;Loft conversions&amp;lt;/h2&amp;gt;<br />&amp;lt;p&amp;gt;Loft conversions will only require planning permission if any additional roof space created exceeds 40 cubic metres for terraced houses and 50 cubic metres for detached and semi-detached houses. You should bear in mind that any previous roof space additions must be included within this volume allowance.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;However, roof extensions, apart from hip to gable ones, must be set back as far as is viable, at least 20cm, from the original eaves. This 20cm distance is measured along the roof plane. An extension beyond this would need permission.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;Another regulation is that no part of the extension should be higher than the uppermost part of the current roof and materials used must be similar in appearance to the existing house. Also note, any side-facing windows must be obscure-glazed and non-opening unless the parts that open are more than 1.7 metres above the floor of the room they’re in.&amp;lt;/p&amp;gt;<br />&amp;lt;h2&amp;gt;Single storey extensions&amp;lt;/h2&amp;gt;<br />&amp;lt;p&amp;gt;If your planned extension doesn’t exceed 50% of the total area of land around the original house, you won’t require planning permission.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;The term ‘original house’ means your house as it was first built or as it stood on 1 July 1948 (if it was built before this date) and sheds and other outbuildings must be included when calculating the 50% limit.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;Extensions aren’t permitted if they’re forward of the principal elevation or side elevation of the house and fronting a highway. To comply with regulations, you should also ensure that the materials used in exterior work are similar in appearance to those of the current exterior of your house (this condition doesn’t apply to conservatories).&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;Also, the width of a side extension shouldn’t be greater than half the width of the original house, and a single storey should be a maximum height of four metres. A single storey rear extension mustn’t extend beyond the rear of the original house by more than three metres on an attached house or by four metres on a detached house.&amp;lt;/p&amp;gt;<br />&amp;lt;h2&amp;gt;Two storey rear extensions&amp;lt;/h2&amp;gt;<br />&amp;lt;p&amp;gt;As with single storeys, your planned extension won’t require planning permission if it doesn’t exceed 50% of the total area of land around the original house.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;You should also ensure the maximum eaves and ridge height of the extension is no higher than the existing house. And if your extension is within two metres of a boundary, the eaves height should be no higher than three metres.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;In addition, extensions of more than one storey shouldn’t extend beyond the rear wall of the original house by more than three metres or be within seven metres of any boundary opposite the rear wall of the house.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;New upper floor windows in a wall or roof slope of a side elevation must be obscure-glazed and non-opening unless the part that can be opened is more than 1.7 metres above the floor of the room in which it’s installed.&amp;lt;/p&amp;gt;<br />&amp;lt;h2&amp;gt;Conservatories and outbuildings&amp;lt;/h2&amp;gt;<br />&amp;lt;p&amp;gt;Conservatories will only warrant the same planning regulations as any extension or addition to a house as above. New outbuildings such as garages and sheds don’t require permission if they’re single storey with a maximum eaves height of 2.5 metres and maximum overall height of 4 metres with a dual pitched roof, or 3 metres in any other case.&amp;lt;br/&amp;gt;&amp;lt;br/&amp;gt;If your proposed outbuilding is within two metres of your property boundary the whole building shouldn’t exceed 2.5 metres in height. You may find planning permission isn’t necessarily needed. 			<description>&amp;lt;p&amp;gt;The storms last winter caused extensive flooding and structural damage to homes and businesses, but now after enjoying a long summer with unusually warm, sunny days and low rainfall, this is all but a distant memory for many.  So are we in for another battering this winter?  That we can’t be sure, but we do know that roofs and chimneys are not going to withstand the force of extreme weather unless they are well-maintained with any repairs being undertaken properly. &amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Chimneys perform many vital functions but despite this, they are often neglected and over-looked during general maintenance checks.  Regular chimney maintenance is essential to prevent damage and deterioration.  If left un-checked a chimney can be a serious health and safety hazard.&amp;lt;/p&amp;gt;<br />&amp;lt;h2&amp;gt;&amp;lt;span style=&amp;quot;font-family: Tahoma, Verdana, sans-serif;&amp;quot;&amp;gt;How to prevent further water damage&amp;lt;/span&amp;gt;&amp;lt;/h2&amp;gt;<br />&amp;lt;p&amp;gt;&amp;lt;strong&amp;gt;Chimney caps&amp;lt;/strong&amp;gt; are a preventative measure that will help stop water penetration, and they will also prevent birds and animals from entering or nesting in the chimney.  &amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;&amp;lt;strong&amp;gt;Check Chimney Crown&amp;lt;/strong&amp;gt; – this is the top element of a masonry chimney and acts to direct water away from the flue to the edge of the crown.  This should be crack-free and extend beyond the sides of the chimney a minimum of two inches.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;&amp;lt;strong&amp;gt;Repair Joints&amp;lt;/strong&amp;gt; – deteriorated mortar is an entry point for water.  Re-pointing will seal the joints and give the chimney a longer lifespan.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;&amp;lt;strong&amp;gt;Repair/Replace Flashing&amp;lt;/strong&amp;gt; – If you are seeing water damage in ceilings or walls, the chimney flashing may need repairing or replacing.
