Give your kitchen a makeover
Your kitchen can have a big impact on how a buyer views your property. This is because practicalities such as storage, cooking space and utility areas play a bit part in the everyday running of a home.
According to the Royal Institution of Chartered Surveyors (RICS), a new kitchen can make your property more appealing to buyers and add as much as 4% to its value. However, you should choose a fairly neutral design as anything too outlandish could have a detrimental effect.
Add a new bathroom
A new en-suite or second bathroom is a highly popular feature and can increase your property’s worth by 5% according to Nationwide Building Society.*
But don’t run the risk of devaluing your home by adding a bathroom at the expense of a bedroom. If you don’t have the space for a new bathroom, you could increase value by renovating the old one with a new bathroom suite, taps and power shower.

Nationwide Building Society reports that an extension to the ground floor can increase your property’s value by around 5% while adding a bedroom to create a three-bed house means a potential 12% addition to the asking price.*
When designing an extension, you should aim to make the new room as large as possible without forgoing too much garden space. You will need to check if planning permission is required to carry out the type of work you have in mind.
Add a garage conversion
A garage conversion can add as much as 10% to the value of your home and is an inexpensive way to add resale value. The beauty of a garage is the additional storage space it provides – few people actually store their cars there!
Of course, the garage has to fit in with the overall look of the exterior of your property. First impressions count, and buyers need to like what they see when they first glimpse the outside of your home.
Enhance kerb appeal
Giving your property frontage a makeover will also add value and enhance kerb appeal. Consider adding features which add practical value such as making provision for additional parking or space to turn cars around, add more security such as lighting, new fencing and/or security gates.
